This comprehensive guide tells you everything you need to know when considering a career in real estate. The book is okay and offers some good advice. However, the author references that becoming a real estate agent means you'll be working for a broker and that it's a job. I think that this is one of the biggest misperceptions espoused in the industry and is also very misleading. Real estate brokerage isn't a job, it's a business! This is very important to realize before entering the industry.

If you enter into an independent contractor (i.e. you get a 1099 at yearend) relationship with a broker, that broker is sponsoring you and you're a self-employed small business owner. The broker-agent relationship is really more like a partnership or franchise-franchisee type of relationship. So, congratulations! You're now the proud owner of your own real estate practice. However, if you enter into an employment relationship (i.e. you get a W2 at yearend) with a broker, that broker is your employer and you're an employee entitled to legal benefits.

You can be an independent contractor and an employee at the same time. It's a hybrid status that's legally recognized as "statutory employee." Examples include delivery drivers, corporate salespeople, etc. In each case, you'll get a W2 at the end of the year, be entitled to worker's compensation, and other possible employee benefits - even though you're able to report your income/expenses like a 1099 independent contractor. In fact, if you're a 1099 and your "employer" treats you like an employee, you're considered an employee according to IRS standards and are legally entitled to receive employee benefits.

So, ensuring that you're classified properly is a big deal and should be discussed with prospective brokers during your initial interviewing. You need to know in the beginning what type of independent contractor you'll be because you may have to advise the broker and/or office manager that they can't treat you like an employee or you'll be entitled to benefits and that the firm may become exposed to fines due to misclassification. You'll be surprised to learn that many employers (in general) and managers aren't familiar with the employment laws. Although, real estate agents are usually "safe" from misclassification because we're considered statutory IC's, how you're treated still matters.

As a 1099 independent contractor, you'll be exposed to the same issues experienced by other small businesses and independent service professionals (e.g. quarterly estimated tax reports, income/expense management, business and marketing planning, proper capitalization, economic ups-and-downs, cash flow/profitability issues, etc). Knowing up front that you may be entering into the business world by becoming a real estate agent will put you way ahead of the curve and better position you for long-term career success.

I thought YSREC was a pretty solid and informative book for anyone thinking about going into real estate. The author has a very realistic approach and the presentation was balanced. This is not a "how to" book; there aren't concerte details about the nut-and-bolts of real estate. It's more of a big-picture perspective.

Recommended.

In starting out in Real Estate I needed a book that was straighforward and a guide for dummies basically.
This book is straight talking and an excellent tool for anybody starting in the industry. I highly recommend and will continue to use as a guide.

It seems that everyone ever in real estate decides to quit real estate and write books about real estate. While there are some useful moments in this book, it is another in a very long line of books rehashing basic real estate concepts.

If you are purchasing this book for a novice, I would recommend it more highly than my rating.
