I'm perhaps not the ideal reviewer for this book, because I have encountered 4-5 of these NOLO titles and have found all of them to be extremely helpful, well-organized, and flexible rather than proscriptive. This book, as well, fits into this tradition.
The 10 ways of selling a house in a tough market include choosing agents, how to use incentives to increase your likelihood of a sale, marketing methodologies, and renting rather than selling.
There's a lot of common sense stuff in here but for an relatively unsophisticated house seller like me, having it all in one, simple package was very, very very much appreciated. So if you're looking for solid, practical advice, this book is for you. I particularly appreciated the fact that there's nothing particularly "sexy" about the strategies on display here. As always, NOLO stays away from the silver bullets that tend to clog up books like this.

This is a good book with information that is necessary but not quantum-shifting, so to speak. I didn't find any surprises here although I may have overlooked a thing or two. I have never seen a poorly written NOLO guide and this is no exception. It does tell you exactly what you need to know to get your house ready and to make it stand out. It would probably work better in another neighborhood because in my neighborhood, every other house is for sale and they all seem to be following the advice in this book. Perhaps I shouldn't blame the book. This depressed housing market is exceptional. If you want to sell your home this is a fantastic book to have. It isn't always obvious what catches a buyer's eye and this book WILL enlighten you. For me, the pricing information was very useful. For example, I found that I just didn't have the money to make some needed upgrades and repairs and this book told me how to negotiate price for repair. I also learned how to set bottom price and use any repairs to determine pricing. You could probably get this information by picking the brain of a real estate friend but this book saves you a lot of time by gathering the information in one place. Also, you might not even know what answers to get when you ask your friend and the websites and resources presented are worth the price of the book.
A Real Estate Investor October 15, 2009 Steven Sprunger (Cincinnati, OH United States) This title appealed to me as a real estate investor because I am always interested in keeping up on the latest industry trends. While I don't directly market my homes (my real estate agent does that) I do need to know what I can do to get my homes ready to sell. This is a great book that has many insightful tips for preparing your home for market. I like that even a long time investor like myself was able to use most of this book to make me a more knowledgeable investor and home seller. Highly recommended for the professional and for those that just want to sell their house in the changed marketplace.

"This is another NOLO book which covers real estate and various legal topics. Though it covers some of the same ground that many books about selling your house discuss, it has enough information regarding the current down market to make it worthwhile reading.
"It is easy to find specific information if that is what you want, but it doesn't take that long to get through the whole book and maybe find one or two nuggets you didn't know you were looking for."
Saves you trouble of find info on the Internet and keep your agent in check August 13, 2009 M. Leingang I am a fan of Nolo Presses books. They are organized well with good information. Selling your house in a tough market is not different from this approach. If anything this at least provides you some guidance on what the real estate agent should be doing for you.
While in many markets foreclosure are the current rage it does not mean you cannot compete with them. You need to set yourself apart from other homes in the area and price your house properly. Sounds like common sense to me.
This where the book comes in, providing the guidance to set yourself apart with staging and repairs.
The book also provides other strategies like renting or taking it off the market.
The book provides value based on the cost. If anything it provides you education
I recommend it.
