Incomplete Dialogues in Kindle Edition July 26, 2010 Lorna Zeno (Guaynabo, P.R. Puerto Rico) I just downloaded the Kindle Edition and it seems like the book is incomplete. For example dialogue 1 and dialogue 2 are exactly the same. Something must be missing here. I lost my money.
Not so perfect! June 28, 2010 Thuan V. Nguyen (San Jose, CA USA) This book is very basic and not as insightful as I hoped it would be. Being a new agent, I expect to learn alot from this book. But the topics are redundant and too simple. After reading the book, I was left with the "that's it feeling."

I agree w/ previous reviews stating these are common sense phrases -- but sometimes it's nice to have it all summed up in black & white. Definitely a good reference for the new agent.
Going back to the begining April 5, 2010 Jennifer Ellis (Northern NJ) I am glad that I purchased this book. I have been in the real estate business since 2002 and I am currently studing for my New Jersey Real Esate brokers exam and I found this book a great way to stay focused on what brings in the money, interacting with buyers and sellers. It may be basic, but basic works. I would advise anyone brand new in the business or seasoned agent to give this book a try. I am happy that I did.

Maybe these phrases worked in the 60s.
It is boring, old, uninteresting and unexplained collection of phrases
that the author recommends as dialogues with clients over the phone.
It is trickery and also just bland old stupidity.
These methods stopped working sometimes in the 60s
